I wanted to talk to you today about what we do when we send out a pre-listing packet. Let’s begin with an example: Say you wish to sell your home, and you want an idea of what that process is going to look like. First of all, your home was probably on the market within the last ten or twenty years, which means I can go online and see what your home price was before, and then find out what you’ve done to the property since then. 

The Search Begins

Next, I do a parameter search of all the other similar properties in the surrounding area. Homes with the same number of bedrooms, bathrooms, in the same school district, etc. I’ll look at what they sold for and will find the ones that are most similar to your property. Within a full report, I deliver a basic breakdown of what your home is worth so that when we close, you’ll know ahead of time how much money is going to be in your pocket.

On top of that, we provide listing paperwork, so you can get an idea of what the process would look like if you signed. We also give you a thorough preview of how we market our homes. Each month we spend $60,000 a month to market our properties, so you’ll get an idea of how we’re going to get your home in front of the right buyers.

Lastly, we provide a clear idea of how we’ll be handling your property, how we’re going to communicate with you and ensure that we’re all on the same page from the day you sign to the day you close. All of this information, and more, is in our pre-listing packet. We provide this to make sure we set expectations and to demonstrate that, if you choose to sell with us, you’re choosing the right team to get the job done with the best terms possible.
