Whenever you sell real estate, the IRS wants a piece of the pie. This is called capital gains tax. For most real estate owners, capital gains tax can be avoided.

While scheduling a home inspection is common place these days, sometimes it isn’t enough. Depending on the age, care, floor plan, and location of the home, you may need one or more of these types of inspections. Often the home inspector will recommend additional inspections if there is sufficient evidence of issues that he is not licensed to inspect.

The New York Times calls Portland, “The city that loves mass transit”. I think they are right.
Portland has one of the most extensive mass transit systems in the United States; plus it is easy to use and economical. If you are visiting Portland you won’t spend all of your time trying to figure out how to get around. Visitors to our area can literally fly into PDX and hop on the MAX train to head downtown.

This church is a shining example of Gothic architecture. It was completed in 1878 by twelve Scots who had settled in the Tualatin Plains area of Hillsboro, Oregon. The church is still in use today as the Tualatin Plains Presbyterian Church on Old Scotch Road.

A home inspection is a visual assessment of specific items, areas and equipment. The intent of an inspection is to determine if the major systems are in functional condition. It is not intended to be a complete list of every single minor defect. There is no perfect house!

Webster’s Collegiate Dictionary describes “contingent” as dependent or conditional. To make matters simple, a contingency in a real estate contract is anything upon which the transaction is dependent or conditioned.

A large inventory has been spurred by fewer sales in the market; this is partially due to the fall-out of the sub-prime lending market. With the foreclosure shake up it is more difficult than it was 6 months ago to get a loan, as eligible credit scores are raised and more restrictions applied. If you have a job and pay your bills on time, you should have no trouble getting a great loan and reasonable rate.

When buyers decide upon the right property, the next step is to execute a purchase agreement. This is often referred to as “writing an offer.” (Unfortunately, the very terminology seems to hint at offering less than the purchase price. This is not always true. Sometimes the offer is over the asking price, depending upon the current market conditions.)

On my very first day in real estate, over 30 years ago, the training manager took me aside to share the secret of success in this profession; the broker who controls the listing inventory controls the market.
For many years since, the emphasis had been on limiting the buying public’s access to information regarding properties for sale, including addresses. Agents from different companies, as members of the local multiple listing service, had access to this valuable information in order to sell these properties. Unbeknownst to most buyers, these same brokers actually worked as the sub-agents of the sellers and thus were not actually representing the buyers in the transactions.

This month I’ve been playing with the concepts presented in the book “Now, Discover Your Strengths”, by Buckingham and Clifton. One of the reasons I really love the book, is that it’s taking a perspective I have always had and expanding on it. See, I’ve always wondered why we take someone’s talents and demean them. We want people to swim upstream, fighting the current. It’s so odd. It’s like asking the violin protégé to set aside music and become a computer programmer.
