What You Should Do When Buying a Newly Built Home
Posted on: June 23, 2007

Are you considering a newly constructed home? I suggest you look into the general contractor’s background. Here are some helpful tips:
Make sure the contractor’s license is currently active with the CCB (Construction Contractors Board).
It is also important to check to see how long the business has been licensed, and the business’ claims history. This is all available online or by phone: 503-378-4621.
Ask your realtor to get the contractor’s references from the listing broker. See if you can talk to previous owners.
Ask your friends and family if they have had any experience with the general contractor.
Have the property inspected; even newly constructed homes can have serious problems. The inspector will alert you to any punch list items that haven’t been addressed or faulty workmanship. Make sure those items are addressed in an addendum before the end of the inspection period.
Living in a newly constructed home is exciting; make sure it is a pleasant experience by learning everything you can about the home before purchasing it.
